Job Description:

Reporting to the Maintenance Manager, the Facilities Maintenance Technician II performs skilled work at the journeyman level for the maintenance and repair of buildings and building related equipment within County facilities.

A successful candidate will have the ability provide great customer service to the various county departments by providing skilled maintenance and repairs to buildings and building related systems. A successful candidate will also possess knowledge and have the ability to troubleshoot and repair complex building systems.

Hours: Typical work hours are from 7 am to 3:30 pm Monday through Fridays. Work overtime as required Sundays through Saturday. Participate in the emergency on call rotation which is typically one week out of every 6 weeks but could be more often if required.

Key Responsibilities:
The following duties are normal for this position. These are not to be construed as exclusive or all-inclusive. Other duties may be required and assigned.
*Performs skilled work at the journeyman level in one or more of several trades including but not limited to electrical/electronics, HVAC and plumbing.
*Performs various skilled and semi-skilled tasks in the repair and maintenance of machinery, buildings, and equipment.
*Tests, troubleshoots, maintains, and evaluates equipment performance using instruments such as voltmeters, ohmmeters, pyrometers and pressure gauges.
Tests and troubleshoots HVAC controls, building automation systems, security systems and fire alarm systems.
*Troubleshoots commercial refrigeration equipment.
*Performs skilled maintenance activities including construction, welding, brazing, soldering and plumbing.
*Installs electrical conduit, wiring, switching devices, controls, outlets, fixtures, motors and other such equipment.
*Checks and repairs pumps, fans, valves, and motors.
*Troubleshoots, adjusts, repairs, and replaces electrical and electronic pneumatic relays.
*Prepares accurate records for preventative maintenance performed.
*Maintains records in accordance with Department requirements and State regulations.
*Answers questions and provides information to maintenance workers, custodial workers and other maintenance technicians.
*Communicates arising problems to maintenance supervision.
*Provides on-call support as needed.
Perform snow removal duties.
Maintains regular and predictable attendance, works overtime/extra hours as required.
Performs other duties as assigned.

Education/Certifications/Experience Requirements:
*Two years’ experience in building or plant maintenance work and strong skills in at least one of the following: electrical/electronics, HVAC and plumbing. Journeyman or Electro/ Mechanical trade certification preferred.
Or, any combination of education and experience which provides equivalent knowledge, skills and abilities.
*This position does require successful completion of a Post Offer Pre Employment Examination (POPE).
*Candidate must pass all county and federal background checks as a condition of employment.
*Must possess a valid driver’s license and maintain with a clean driving record.

Required or Preferred Skills:
Knowledge of and demonstrated ability to conform to goals, policies, and procedures of the Department as well as the Outagamie County Work Rules and Terms of Employment.
Understanding of basic electronics related to computerized building maintenance systems and ability to troubleshoot and program these systems.
Considerable knowledge of the methods, materials, tools and practices used in at least two of the building, electrical or mechanical trades.
Considerable knowledge of the occupational hazards and safety precautions of the trades involved.
Skill in the care and use of tools and equipment used in the trades involved.
Ability to detect defects in equipment and to make proper repairs or adjustments.
Ability to lead a small group of semi-skilled workers and custodians.
Ability to use computer for recordkeeping, e-mail, viewing documents and operating building systems.
Good communication skills, oral and written, to relate to supervisors and co-workers in problem identification and solving.
Ability to stoop, bend and lift up to 50 pounds frequently and up to 100 pounds occasionally, understanding and utilizing proper body mechanics.
